| ACCESS STATEMENT. |
Arrival.
Kings Acre is a large detached house, easily seen from the B3266. When travelling from Camelford towards Boscastle, it is on the right hand side. Between the road and the house, there are 3 car parking spaces, on a gravel base. Once out of your car, the terrace is a maximum of 10 yards away.
There are 3 steps up to the terrace.* This large area of decking offers seating and fantastic views across Cornwall. From here you move easily onto the level, flagged patio, where you can access the dining room, pantry and bar. Further across the patio are three wide steps, with handrails, taking you down to the entrance of the bedroom wing. All three rooms are on the ground floor. Around the building is a gravel path that may be problematic for walking to the leisure suite. There is one step up into this building. Inside it is level. To the side of the entrance is a small terraced seating area.
Garden.
The garden area is up a few steps, along a gravel path and there is a large pond linked to a smaller one. There is seating around the pond and grassed areas.
Indoors.
The bar and pantry floor is of cornish slate and the en-suite wet rooms have ceramic tiles. Everywhere else has fitted carpets.
There is emergency lighting, smoke alarms and a fire alarm. To reach the Assembly points, 2 x 3 steps must be climbed.

Conclusion. Movement around the exterior of the property is unsuitable for wheelchairs as the mixture of gravel, steps and corners makes negotiating difficult. However, the Mackintosh, a large room with large, square en-suite wet room is an ideal room. Other Information. A bus can be taken from the Tourist Information Centre. This is a five minute walk along a bendy, country road with no footpath, for part of the way. There are no street lights. The nearest railway is Bodmin Parkway, about 15 miles away. Public transport is limited although there are plenty of taxis.
